Backpack Property Tab

Welcome to the new Property Tab for office buildings in Backpack! Clicking into the Property Tab will display two subcategories of building information to view.

View 1: Tenants & Spaces (T&S). T&S is a powerful tool for keeping key information related to Energy Star for your building up to date. We keep data related to occupancy, leases, use types and more up-to-date in Backpack. Within T&S, you’ll find a 3D view of your building, and a a digital view of the latest stacking plan we have on file. This information is then automatically pushed to the Backpack Administered Energy Star Portfolio Manager Account we create during onboarding. Learn how to view Tenants & Spaces. 

View 2: Property Use: Property use data adds additional levels of detail to your Backpack related to parking, vacant v. occupied space, operating hours, number of workers, and more. This data is most commonly used to influence Energy Star scores. Learn how to view property use data in Backpack.

How Backpack Populates Tenants and Spaces:

During onboarding Backpack collects the latest stacking plan available for your building. We create and maintain your building’s information specific to workstations (occupancy), operational hours, space uses, and more. This information then syncs to Energy Star, ensuring that your building's data remains up to date, accurate, and ready for submission should you wish to seek Certification or are just looking to meet local/state benchmarking requirement.

How to View Tenants and Spaces:

STEP 1:

Login to Backpack, search for and select the building you wish to view. 

STEP 2: 

To access Tenants and Spaces, go to the 'PROPERTY' Tab and choose 'TENANTS & SPACES' from the dropdown menu. This will display a 3D model of your building, and parking structures.

From the main view you'll see key building information such as: 

  • Rentable versus non-rentable space represented in both Square feet & percentage of the building

  • Each floor of the building and associated Tenants or use type (ie: Parking)

  • Floors and use of each space on the floor

  • Spaces within each floor, including tenant name in the hover state

  • Click into a space to see actual SQFT, occupancy status and Suite number

Property Use in Backpack

Backpack makes it easier for users to keep building data required for Energy Star up-to-date with the property use functionality. On the main Property Use screen, users will see a breakdown of information in three main sections: general building info, property use type rollups, and space-level breakdowns. Once this information is populated, along with required tenants & spaces information, data will be automatically pushed to your buildings Energy Star Portfolio Manager Account. This feature supports the following property type rollups:

  • Office

  • Office-Vacant

  • Retail Store

  • Parking

On the main Property Tab view, you will see general building information such as:

  • Building operating schedule, and resulting weekly hours

  • Workstation/Employee space totals

  • Detached and/or surface lot parking SQFT

On the right-hand side, you will see the property use type pie chart, used for Energy Star. The data in this chart is a reflection of data in tenants & spaces, and general building information.

The pieces of the pie chart represent each property use that needs to be identified in your buildings Energy Star Portfolio Manger Account.

Note: You can hover over each slice to see the detailed values within the property use.

Further down the page, you will see your buildings space breakdown by floor. This is the same view that displays in the Tenants & Spaces tab. Now, you will see the property use corresponding color for each floor. This view will show you the rentable and non-rentable spaces within your building.

Note: You can hover over each space to see the associated floor level data.

This feature also supports energy focused space-level information such as:

  • Weekly operating hours

  • Number of workers

  • Number of workstations

  • Parking distinctions

    • Above and below ground area

    • Existence of mechanical ventilation and heating

  • Retail-specific parameters

    • Open/walk-in fridge/freezer units

    • Heating/cooling coverage in 10% increments

How to View Property Use Data in Backpack:

STEP 1:

Login to Backpack, search for and select the building you wish to view.

STEP 2:

On the left side, scroll down to the ‘PROPERTY’ tab and select it. A dropdown menu will appear. Select ‘PROPERTY USE’.

You are now be on the main property use screen.
